TRADITIONAL MOUNTAIN CHALET

FOR SALE     750,000 €

Situated above St Gervais on Mont d’Arbois, directly facing Mont Blanc, this detached chalet is to be built on a plot of land recently awarded planning permission.
The details are as follows:-
The chalet has been designed to a high specification with all work guaranteed for 10 years. All windows will be double glazed and the insulation generally will be excellent.  There will be underfloor heating in the living area, which will be tiled, and individually adjustable electric radiators in the bedrooms.  A flue will be installed for either a wood burning stove or an open fire.  The interior will be finished mostly in wood and the large picture windows are designed to maximize the view.  This is truly spectacular, with the Mont Blanc massif directly across the valley, and is one of the reasons why this area is as popular in the summer as it is in the ski season.
The floor plans of the chalet are suggestions capable of modification.  One of the main advantages of buying off plan is the possibility of modifying these plans to suit your needs.  Similarly you can choose whether to have the chalet completely finished for you, or to become involved yourself in designing the interior features, such as the kitchen.

These are the proposed floorplans:

About the area

The area is unique in that it is close to Geneva (only an hour’s drive), yet within reach of some of the best skiing and mountain activities in the Alps.  St Gervais is a pretty little town which has succeeded in retaining its village atmosphere.  It shares an extensive ski area with Megève, arguably the most fashionable ski resort in France.  It developed as a spa town and indeed the thermal baths are famous throughout France.  The rack and pinion railway up Mont Blanc leaves from St Gervais and is used by visitors from all over the world, sometimes as the first stage of the ascent, or more normally just to visit the glaciers.

As a result the whole range of mountain activities is available to the visitor, too numerous to list here, but including paragliding, canyoning, mountain biking and of course climbing.  Both Megève and St Gervais host concert programmes in the summer, and there is an annual open-air jazz festival.  The shopping in Megève is renowned, particularly for fashion.

A special mention should be made of the two beautiful 18-hole golf courses in the area. Megève is a 15 minute drive, and Chamonix 25 minutes.

Skiing

The chalet is situated 2000 metres from the mid-station of the main St Gervais lift.  Here the parking is free and unlimited. The lift takes you to the top of Mont d’Arbois, giving access to the whole of Megève, as well as the little village of St Nicolas de Veroce.  A ski pass is available in respect of the whole area totalling about 500 kms of piste and including the village of les Contamines  (10 minutes away). The area is wonderful for beginners and intermediates, but also has off-piste possibilities which the casual visitor never finds. For real experts Chamonix is only 25 minutes away, and there one finds some of the best advanced and most extensive powder skiing in Europe.
